Swigg Coffee Bar has opened at 1472 Bombing Range Road in the Paradise Parkway Complex in West Richland.
The 1,200-square-foot coffee shop aims to offer elegance and modern beauty and a cozy atmosphere to provide great coffee and a limited menu with local wines and beers, according to its owners.
Swigg Coffee Bar, completed Dec. 8, is located in Building A of the commercial retail space near Paradise Way intersection.
Building B will be 6,000 square feet and has two units. First Family Dental and a taekwondo studio will be tenants.
Building C is 6,250 square feet, with three spaces for lease. One lease is signed and there are currently two vacant spots with a drive-thru available.
The two buildings are expected to be completed in March.
The total project cost is $1.2 million for the land; $750,000 for the Swigg building; and $2 million for the two other buildings.
JLW Asset Management LLC (Jeff and Lori Wenner) are the contractors and developer/owner of the Paradise Parkway development.
The building design team is Draftco, Milenko Kulasevic; and LPR Architecture, Kyle Lepper. Civil Engineering provided by Knutzen Engineering, Paul Knutzen.
West Richland’s residential growth over the past five to seven years has significantly outpaced commercial development, the Wenners said. “This gap created the demand that we hope Paradise Parkway will play a role in closing this gap, Swigg Coffee Bar being a piece of that puzzle. We are excited to provide more services to the West Richland community. We are very proud to be a part of their growth and look forward to completing our Paradise Parkway Project. We are hoping to see another restaurant tenant lease a space in Building C, even with the addition of Swigg Coffee Bar, food service options are limited around the Yoke’s grocery and business center,” the Wenners said.
Rent is $28 per square foot. For leasing information, contact SVN Retter & Co.’s James Wade and Scott Howell.
