Logan Properties LLC, with Calvin Matson as the principal, has completed construction of Building B in Logan Business Park, a small bay industrial flex space, at 2517 Logan St. in Richland.
The 11,760-square-foot building is demised into five separate suites ranging from 1,680 square feet to 5,040 square feet and designed with a 20-foot clear height and 14-foot tall grade-level doors.
All suites are fully built out with climate-controlled warehouse/shop spaces and include well-appointed offices taking up 13% to 17% of the suite footage. The building also was designed with a full fire suppression system.
The building may be leased as small bay industrial spaces. The property is in the city of Richland’s medium industrial zoning, which allows for most uses, ranging from automotive services to manufacturing and from contractors to creative studios. The facility has fenced a laydown yard available for the tenants.
Suites are leased on one- to three-year terms with rents from $1,950 to $5,850 a month per unit. Construction was completed Nov. 1.
Logan Properties LLC owns other properties in the area, including the Shoot360 building across the street and is in the design stage on three other 12,000- to 20,000-square-foot industrial buildings on neighboring properties owned by Logan Properties and other entities owned by Matson.
“I built this project for two reasons,” Matson said. “The first is simple: I’m a real estate investor. But secondly, the reason I initially started to develop these types of properties comes from being a small business owner myself – since 1999. During that time I have found my various companies in need of a combined warehouse and office space and remember struggling to find a suitable space to fit my business or even a space that had enough room for me to grow and, at one point, for one of my companies we had to lease three different locations just to run our business. This of course brought logistical challenges and inefficiency.”
